  2. We establish the scope and timing. Rose reviews the plans, identifies where early design input will have the most impact, and maps the design process to your build schedule, not the other way around.
  3. Your clients come to the studio. We run the selection process in our 5,000 sq ft Malvern studio: a working environment with real materials, finishes, and vignettes that make decisions concrete, not abstract. Your clients feel confident. You get signoffs that hold.
  4. We stay in the loop through installation. Rose and her team coordinates directly with your trades as needed and is available for field questions that touch design. You're not left translating between your build team and an absent designer.

We manage the entire interior selection process for your homebuyers: finishes, fixtures, flooring, cabinetry, tile. In the studio, with real samples, in an organized process that gets you decisions on time.
Spec Home Design
Rose knows what buyers want and what they'll pay for. Her real estate background combined with construction and design experience means spec selections that photograph well, sell fast, and don't leave money on the table.
Pre-Construction Design Input

A Few Things We Get Asked

That's the norm, not the exception. In most cases, your preferred vendors are ones we've already worked with, so the collaboration is easy. We prioritize working within your existing network… it's better for continuity, scheduling, and warranty coverage. If a specialty finish or custom element calls for someone outside that network, we'll flag it with you before anything moves forward. We're part of your team, and we operate like it.

Faster selections mean your schedule holds. And because Rose understands construction timelines, she's never the bottleneck.

The real question is: how can you afford not to? Design decisions made late or without construction knowledge create change orders, delays, and unhappy clients. Those cost more than bringing Rose in from the start. That said, if you prefer not to include design services in your contract, we welcome the opportunity to work directly with your buyers. Rose can support you through initial conversations, and your clients can engage her separately. This is actually our preference. It gives them choice, and it gives you a trusted design partner without the contract complexity.

No. We receive pricing from your vendors or your team directly and present it to clients based on your pricing structure, but all pricing comes from you or the vendor. We don't procure construction finishes, which builders actually prefer because it allows you to maintain your profitability and warranty. We don't process change orders either. That stays with you since it's part of your contract paperwork. We coordinate the design side. You manage the contract side.

Yes. Rose provides detailed documentation for finishes, fixtures, cabinetry, tile, lighting, and any custom elements. Everything your trades need to execute the design correctly. If architectural drawings are required for structural changes, we coordinate with your architect or can bring one in if needed.

Always. Rose works within the parameters you and your client establish. She's transparent about costs, presents options at different price points, and doesn't push clients toward selections that don't make sense for their project. Budget discipline is part of construction discipline. She gets that.
